Priced after the walk-through
Pre-sale painters in Austin, Texas
Tell us the day your listing goes live. We work backward from it: walk-through, paint, punch list and clean-up, all finished before the photographer arrives.
How soon do you list?

The calendar
Every job runs on the same six dates. Give us the last one and we fill in the rest.
We walk the house with you or your agent, choose one neutral from three, and send a written price.
The crew arrives early, covers floors and furniture, patches and caulks, then paints.
You or your agent walk it with our crew lead. Anything missed is fixed on the spot.
Masking comes off, floors are vacuumed, doors and windows are wiped, and the keys come back to you.
Dry paint, clean lines and a front door that looks new.
The date you gave us is the date we worked back from.
Pick by how much of the house the photos need. We write the price after the walk-through, with the rooms, coats and dates on it.

The rooms listing photos start with.
Priced after the walk-through
Every wall inside, plus the Front Door package outside.

Each package is a one-time job with a written price for your house. It is not insurance, a plan or a membership: there is no annual cost and nothing to cancel. Repairs we find after the walk-through are quoted before we do them.
Austin listing seasons
The year has a rhythm. Here is how it changes the schedule.
Listings bunch up. Book the week your agent names; the calendar fills first.
Mar to Jun
Interiors any time. Exterior work starts at sunrise and stops before the afternoon heat.
Jul to Sep
Mild days and dry mornings suit front-of-house work.
Oct to Nov
Often the quietest weeks on the calendar, and the easiest to fit around a short notice.
Dec to Feb
For agents and sellers
Agents send us the listing date and the address. Sellers get the written price and the final say.
A photo text at the end of every working day
A punch-list walk before the keys go back
The invoice goes to the seller, with a copy to the agent if the seller says so
A short note on the paint used, for the listing file

“I sent the listing date on a Monday. The punch-list walk was on a Thursday and the photographer came the next Wednesday. I never had to chase anyone.”
“They painted the front door and porch in two days and texted a photo every afternoon. We were already in Denver.”
“One neutral from three cards, chosen at the walk-through. The price on the invoice matched the price in writing.”

Service area
We don't take listings in San Antonio, Waco or past Bastrop. If your listing is out of range, we'll say so on the first call.
As soon as you have a date. Front Door often fits a short notice. Whole House needs about a month on the calendar in spring.
Yes. We move furniture to the middle of the room and cover it. An empty house is faster and costs less to prepare, so tell us which you have.
No. Many sellers have already moved. Tell us how to get in and we text a photo at the end of each working day. You or your agent walk the punch list with our crew lead.
The rooms and surfaces, repairs, coats, products and sheens, number of colors, clean-up, the schedule, the deposit and the balance. Anything not written on it is not in the price.
Yes. Homes built before 1978 may have lead in old paint. The EPA's renovation, repair and painting rule applies to paid work that disturbs paint in these homes, and the firm must be EPA certified for it. Tell us the year at the walk-through. If the home is covered, we set up containment, don't dry-sand paint, clean with a HEPA vacuum and give you the EPA's lead pamphlet before work starts. The firm number is in the footer, and this work adds time to the schedule.
Pick your date
Texting is fastest. If you'd rather write, give the address, the day you list and the rooms you have in mind.
