The listing-date calendar

Six dates, counted back from the day you list

Give us the listing date and the address. This is what happens on each date, and what is yours to do.

  1. 21 days out

    Step 1: Walk-through and colors

We walk the house with you or your agent, choose one neutral from three, and send a written price.

    • You show us the rooms and say what stays.

    • We measure, check the trim and write the scope.

  2. 14 days out

    Step 2: Paint starts

The crew arrives early, covers floors and furniture, patches and caulks, then paints.

    • You leave the house empty, or tell us what to move.

    • We text a photo at the end of each working day.

  3. 7 days out

    Step 3: Punch list

You or your agent walk it with our crew lead. Anything missed is fixed on the spot.

    • You point at anything that bothers you.

    • We fix it that day and sign off together.

  4. 3 days out

Step 4: Clean and hand back

Masking comes off, floors are vacuumed, doors and windows are wiped, and the keys come back to you.

    • You bring in the stager and the cleaner.

    • We stay out of their way.

  5. Photo day

    Step 5: The photographer arrives

Dry paint, clean lines and a front door that looks new.

    • You do nothing.

    • Nobody from our crew is in the house.

  6. Listing day

Step 6: The listing goes live

The date you gave us is the date we worked back from.

    • You open the doors.

    • We answer if a buyer asks who painted.

Austin listing seasons

Plan around the season

  • Spring rush

Listings bunch up. Book the week your agent names; the calendar fills first.

    Mar to Jun

  • Summer heat

Interiors any time. Exterior work starts at sunrise and stops before the afternoon heat.

    Jul to Sep

  • Fall listings

Mild days and dry mornings suit front-of-house work.

    Oct to Nov

  • Winter lull

Often the quietest weeks on the calendar, and the easiest to fit around a short notice.

    Dec to Feb

Heat and rain

What Austin weather does to a date

Exterior paint needs dry surfaces and moderate heat. We plan for it and tell you the same day when a date moves.

  • Summer: exterior work starts at sunrise and stops before the afternoon heat

  • Rain: the exterior pauses and the crew moves inside

  • Interiors do not depend on the weather

Scheduling questions

How long before my listing date should I call?

As soon as you have a date. Front Door often fits a short notice. Whole House needs about a month on the calendar in spring.

What about Austin heat and rain?

In summer, exterior work starts at sunrise and stops before the afternoon heat. Rain pauses the exterior and the crew moves inside. We tell you the same day if weather moves a date.

Do I need to be there?

No. Many sellers have already moved. Tell us how to get in and we text a photo at the end of each working day. You or your agent walk the punch list with our crew lead.

Can you paint with furniture still in the house?

Yes. We move furniture to the middle of the room and cover it. An empty house is faster and costs less to prepare, so tell us which you have.
